SIGN & FLYER BOX
First thing we do is place a sign in your yard. This attracts potential buyers that are driving around and want certain areas. It also shows your neighbors you are selling your home. Sometimes they know of friends or relatives that have expressed an interest in the neighborhood so they, too, tell others about your property. We make unique colorful brochures for each of my seller’s homes. And most important, we maintain the flyer boxes to keep brochures in them. Nothing makes a potential buyer madder then to expect to pick up a flyer to see if it fits their needs and find the box empty.
INPUT INTO MLS
There are approximately 370 members of the Pueblo Realtor board. This kind of exposure is the single biggest advertisement that a seller, trying to sell a home on their own, does not get. Other Realtors are working with potential buyers and many are previewing and watching for new listings all the time. The member Realtors will be showing your home to prospects.
INPUT INTO COLORADO SPRINGS MLS
We are one of only a handful of Pueblo Realtors that also belongs to the Colorado Springs MLS where we also put all of our lisitngs. We have no intention of selling in Colorado Springs, but many of the Colorado Springs Realtors do bring buyers down to Pueblo county. Some agents in Denver belong to the Colorado Springs MLS and come down to show homes here as well.

We will advertise all of our homes in various places such as the Pueblo Chieftain, the American Classifieds, the Pueblo West View, and the Colorado Springs Gazette. All of these are outstanding spots for exposure of homes. Homes must get plenty of exposure to sell!

When a home is inserted into our local MLS system, it goes on www.realtor.com which has started to expose and sell homes from the Internet. Unfortunately all that is said about the homes are generally number of bedrooms, baths and garage space and the size of the yard. But we are one of a handful of Realtors that have joined Realtor.com® where we can enhance our listings – with scrolling banners, many more pictures, and lots of text describing why your home deserves their attention. By having more verbiage, our listings stand out!
FOLLOW UP SHOWINGS
We call all the agents that do show your home to ask their input on what their clients liked and disliked on the home. We then call the home owners with these comments.
We do lots of open houses. The more exposure a home has to potential buyers, the better the chance to get it sold. We have sold homes during these open houses.
